A competing claim surfaced after deposit
A purchaser discovered a second claim to a land title after paying a deposit but before transfer.
Title search through local counsel, direct negotiation with both claimants, and a revised transfer sequence conditional on the earlier claim being released.

Are you a law firm?

Can a foreigner own a company outright in Thailand?
In some activities, yes. In others the Foreign Business Act requires a licence or a Thai shareholding structure. Which category your business falls into is the first question we answer, because it determines everything that follows.
How quickly can you act if someone is detained?
Same day in Bangkok and Phuket, and usually same day in Phnom Penh and Jakarta. Call rather than write — you will reach a person, not a queue.
